Introduction

The land offered for sale is situated immediately to the south of the hamlet of Bennet Head, Watermillock and provides an opportunity to purchase a block of good agricultural land, which offers a mix of grazing and mowing land, together with amenity woodland.

The land will be of interest to farmers looking to expand their existing land holdings and also people with amenity interests. The land is offered for sale by Private Treaty with vacant possession upon completion.

The land has been registered on the Rural Land Registry and lies within the Severely Disadvantaged Area but for the avoidance of doubt there are no Basic Payment Entitlements included within the sale (please see the general remarks section for further details).

The Land extends to approximately 18.54 acres (7.50ha) or thereabouts of a mix of pasture land, mowing land and amenity woodland. This block of land benefits from direct roadside access and also has access to Longthwaite Beck as a water supply.

The block is boundered by a mix of post and wire fences and has a mature hedge running down the roadside affording shelter to field parcel 3251.

Parcel 3251 and 2051 offer opportunities for both grazing and mowing land with parcel 0551 being solely grazing land. Parcel 1449 is a parcel of mixed gill woodland extending to approximately 1.69 acres (0.68ha) which affords good shelter for livestock.

The land lies at approximately 200 metres rising to approximately 220 metres above mean sea level.

The Vendor(s) and sole selling Agents reserve the right to alter or divide the property or to withdraw or exclude any of the property at any time.

Prospective Purchaser(s) are recommended to register an interest with the Agents as soon as possible in order that they may be kept abreast of any changes to the marketing of the land.

Exchange of Contract and Completion

It is expected that exchange of contracts will take place within 4 weeks of an offer being accepted. At which point a 10% deposit will be payable.

Wayleaves, Easements, Covenants & Rights of Way

The property is sold subject to all rights including rights of way, whether public or private, light, support, drainage, water and electricity supplies and other rights and obligations and easements, quasi easements and restrictive covenants and all existing and proposed wayleaves for masts, pylons, stays, cables, drains, and water, gas and other pipes, whether or not referred to in these particulars.

In particular there is third party right of drainage across parcel 2051.

In addition there is a water tank situated at position X on the sale plan which provides water to third party properties via pipework over the sale land. There are third party rights over the sale land in order to carry out repair and maintenance to the supply tank and pipes upon the giving of reasonable notice.
