This property lies in the village of Roundthwaite, a small hamlet of predominantly agricultural properties delightfully situated about a mile south west of the village of Tebay. Tebay offers a good range of local amenities together with easy access to the M6 motorway at Junction 38.

The property is well located to all transport links with the M6, M74, A66 and A69 all within close proximity. The West Coast Main Line and Carlisle to Settle railway stations are all within easy reach.

Method of Sale

The land at Town View Croft is offered for sale as a whole by Private Treaty.

The Vendor and Sole Selling Agents reserve the right to alter, divide or amalgamate the property or to withdraw or exclude any of the property at any time. The Vendor reserves the right to alter any of the terms and conditions of the sale or to change the method of sale without notice. For this reason, we recommend that potential purchasers should register their interest with the Agents as soon as possible in order that they may be kept abreast of any changes to the marketing of the property.

Money Laundering Obligations

As part of the new Money Laundering Regulations (The Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017) relating to property transactions the Selling Agents are obliged to carry out Customer Due Diligence checks on any Purchaser prior to a transaction being completed

The property is offered for sale freehold with vacant possession upon completion.

Basic Payment Scheme

All of the land lies within the Severely Disadvantaged Area (SDA) for the purposes of the Basic Payment Scheme (BPS).

The land is registered for BPS purposes and the entitlements are included in the sale and will be transferred to the successful Purchaser. If the land is not sold before 16th May 2018 then the Vendor will claim the 2018 BPS and will keep the entirety of the 2018 monies for the scheme year.

The transfer of entitlements will be made upon completion of the sale. It is the responsibility of the successful Purchaser to ensure that they are eligible to acquire entitlements under the terms of BPS. Transfers will be made in accordance with the regulations for the scheme and will be carried out by PFK Land Agency for which a fee of £175 plus VAT will be payable by the transferee.

A copy of the 2017 BPS application will be available for inspection at the offices of the Sole Selling Agents by prior appointment.

The Purchaser will be required to comply with the terms of the Vendor's BPS application for 2017 and will indemnify the Vendor from any breaches of conditions, in particular in respect of cross-compliance.

Higher Level Stewardship Scheme

All the land is subject to a Natural England Higher Level Stewardship Scheme due to expire in March 2018 and the Purchaser will be required to take this scheme on. A copy of the agreement is available upon request.

Land Status

All the land is classified as Grade 4 under the former MAFF Land Classification System

Wayleaves, Easements, Covenants & Rights of Way

The property is sold subject to all rights including rights of way, whether public or private, light, support, drainage, water and electricity supplied and other rights, obligations, easements, quasi easements and restrictive covenants and all existing and proposed wayleaves for masts, stays, cables, drains and water, gas and other pipes, whether or not referred to in these particulars.

The sporting and mineral rights insofar as they are owned by the Vendor will be included within the sale.

Common Rights

The property has the benefit of grazing rights on Roundthwaite Common for 180 sheep and 3 horses.

Quotas

For the avoidance of doubt, there are no livestock quotas or milk quotas included within this sale.

The responsibilities for the boundaries as far as they are known are shown on a separate boundary plan which is available upon request.

Given the potential hazards of a working farm we request that you take as much care as possible when making your inspection of the property for your own personal safety, particularly around the farm buildings. Please also respect any livestock which is on the property and do not cause any disturbance to them.
