We've all toasted the New Year with a bit of champers and fizz, and now it's back to reality — readjusting to routines and remembering what day of the week it is.
The housing market is going through a similar adjustment.
After almost six years of volatility, 2026 is widely expected to make a return to a more stable and recognisable market. Most forecasts predict modest growth of between 2% and 4%, driven by falling mortgage rates and renewed first-time buyer activity. However, strong regional variations remain, with the North and Midlands likely to outperform London and the South, largely due to better affordability.
A "bottom-up" recovery is anticipated, characterised by slow but steady improvement beginning at individual consumer and small business levels. As market confidence gradually returns alongside wider economic stability, this grassroots growth helps rebuild momentum. Analysts suggest this type of recovery reflects incremental gains in consumer spending and local activity, rather than reliance on major government stimulus or sudden industry-wide booms.
Government and tax changes introduced in 2025 have reinforced this shift, with more people moving here to live: families putting down roots and retirees choosing lifestyle over investment. The holiday let market remains attractive and will continue to play a role locally, but it is no longer the dominant driver it once was.
Keswick and the surrounding areas have always followed a slightly different rhythm. Lifestyle appeal, natural beauty, and a strong local community continue to attract buyers, often irrespective of broader affordability pressures and this is unlikely to change.
So come to Keswick. Take a wander in the magnificent Lakeland fells, enjoy a coffee at the local Yonder, and don't ponder about the home you could have here in 2026.
