From our Kirkby Stephen office take the A685 to Brough about four miles. On entering the village turn right at the clock and take the first right on to Bridge Street and Coronation Cottage is located on the left hand side. A 'For Sale' sign has been erected for identification purposes.
Brough lies within easy access to the A66 trans-Pennine route, 4 miles from Kirkby Stephen and a further 12 miles from Tebay/M6. Brough provides a general store, a fish and chip shop, a café, hotel and public house. There is a primary school at Church Brough. Kirkby Stephen provides a larger range of every day facilities including a primary and secondary schools and the parish church. Penrith, Carlisle Kendal are within commuting distance. The Yorkshire Dales and The Lake District are within an hours drive.
As part of the development, a fence is to be constructed to the same height and specification to that of the existing fence which forms the boundaries to the gardens of Manager's House and The Old Malt Shovel. The fence will enclose the northern and western boundaries. The fence will be owned by the prospective purchaser and they will be responsible for the maintenance.
On the indicative plan, the height of the fence is lowered near the windows of the proposed dwelling in order to enjoy the view to the west of the open field. The height of the fence is to be maintained to the north.
The wall adjacent to the track leading to the properties of Manager's House and The Old Malt Shovel, and the wall to the south, is to be included in the purchase and, if desired, the stone could be used for stone facing. However, as part of the purchase, the wall is to be removed and replaced with a fence. The dimension of this is to be 3.66m which is slightly wider than the existing dimension of the width of the track.
At the south end of the site, adjacent to the road, access will be allowed at the bottom of the track to gain access on to the plot.
The purchaser will have no access along the existing track or around the back towards Manager's House and Old Malt Shovel.
There is a substantial amount of building stone on the site which once formed the northern wall and this is included in the sale.
There is a covenant on the land which is 'in the event of a purchase, the transfer to the purchaser shall contain a covenant that no building or other structure, whether permanent or temporary, and no tree or shrub shall at any time be built or placed or planted or permitted to be or grown on the property of a greater height than a single storey dwelling, notwithstanding the possibility that planning permission may be applied for or granted for any structure of a greater height'.
