Sales Negotiator Estate Agency/ Penrith

We are recruiting for a Sales Negotiator to join our busy Penrith office.

The Role 

You will work as part of the team providing customer focused service to both sales and lettings clients. You will pro-actively manage clients, suggesting suitable properties to buyers/tenants and deliver a high level of service to our vendor/landlord clients. You will proactively manage our stock and client list, including liaising with vendors to ensure their property sale is successful; by booking viewings, monitoring activity levels and making suggestions to improve these, negotiating offers and undertaking sales progression. You will also carry out sales and lettings viewings; showing clients around properties and ensuring we gain constructive feedback to pass on to our clients.

You will book in appointments for viewings and valuations, and should be able to extract a good level of detail from clients regarding their current situation. You should work closely with your colleagues to ensure your team provide a seamless, exceptional level of customer service. Sales Negotiators are expected to be proficient in diary and time management, with the ability to work on several different tasks simultaneously and to keep standards high in an often fast-paced and pressured environment. You should proactively manage your list of applicants, running a list of no more than 100 at any time. You are responsible for communicating with your list and building and maintaining relationships.

You should be a confident negotiator and have the ability to communicate professionally both in person and over the phone, as well as on email. You will be able to identify business opportunities and ensure they are fulfilled. You will also try and cross sell services wherever appropriate, including solicitor and mortgage referrals and any in-house service PFK offer.

Valuer Estate Agency/ Carlisle

The Role 

Valuers are often the first point of contact clients have with the company. Your primary role is to gain new business in the form of properties coming to the market for sale or let. You will attend valuation appointments in people’s homes and try to persuade them to use PFK as their estate agent. You should start with preparing for the appointment by looking for comparable sold/let property data as well as collating any other market data which is appropriate. If PFK have sold any similar properties you can take out copies of sales particulars, along with anything else which would be helpful to show the vendor what we do. Punctuality is key when attending appointments, along with impeccable manners and a friendly, professional approach. At PFK we sell through service.  You will tell the customer about our exceptional service levels and outline the whole package including marketing what is available to them.

You should look round the whole property, taking comprehensive notes and asking questions of the vendor. This is your opportunity to talk to the customer and find out more about them as well as the property itself. It is often said that people buy people – this is very true with estate agents so it is vital you can quickly build rapport with a client. In addition, you should be confident and able to discuss our services and take advantage of any opportunity to cross sell other services, for example mortgages, solicitor referrals, house clearance, land agency/planning and any in-house service we can offer.

You will ask the closing question at every appointment and be able to overcome objections should the customer have them.

Communication is key and any correspondence following the appointment should be issued by email as soon as is possible and preferably the same working day.  You will be expected to chase any potential leads/valuations by phone and initially within 48 hours to ensure they have received the information and to give them an opportunity to ask any questions. When you are given an instruction to market you should make an appointment as soon as possible to take photographs, video and to deal with the relevant contract and subsequent information as in ID etc…

At the listing appointment you will prepare/dictate full sales particulars with photographs and measurements. You will also need to ensure the client signs a contract – this needs to be fully compliant and you should ensure it is signed by every beneficial owner. You are also responsible for carrying out Anti Money Laundering (AML) checks, either through obtaining copies of ID or online. It is your responsibility to ensure that everything you do at this stage is compliant with the relevant regulations, including the Consumer Protection Regulations and AML legislation. It is of paramount importance that you verify who the rightful owner is and that the contract is correctly worded and signed, otherwise the business is left in a vulnerable position and may not be able to collect the fee.

After the listing appointment you will upload your photos & video to Rezi, complete the relevant boxes and dictate the body of the sales particulars. You will then send the dictation across to Admin including instructions as to whether the customer requires an EPC and or Floorplan (subject to payment).  Admin will send you a copy of the particulars before they go out to the client and you need to check that they are factual, correct and suitable to be sent out. Admin will deal with the client to get the brochure signed off, as well as ordering an EPC and or Floorplan as appropriate and will mark the property for sale on Rezi as soon as everything is in and they will notify you and the relevant branch of this.

You should keep Rezi up to date with all of your notes/actions at every step and continue to chase past valuations on a regular basis and keep in touch with any customers who have gone on the market with another agent. You should also work closely with your relevant team, telling them of any new properties which are coming on and ensuring all new business opportunities are maximised. You will also answer phones when necessary and assist with covering the office.
