Last week, PFK Property Management proudly hosted our first ever Landlord event at Roundthorn Country House in Penrith which focused on the Renters' Rights Bill, with industry expert Darrel Kwong (DWK Consultancy) as our guest speaker for the evening.
Over the last 18 months, we have noticed an increase in Landlords instructing PFK to market and manage their rental properties throughout Cumbria, therefore we believed it was important to ensure that anyone who is a Landlord or that is thinking of becoming a Landlord was best equipped with the necessary knowledge on this significant piece of legislation.
Expected to come into law later this year, the Renter's Rights Bill is aimed at protecting the rights of tenants. Some of the changes will cover:
No Fixed Terms: All tenancies to become fixed term.
Rent increases: Guidelines on how and when landlords can increase rent.
Possession Grounds: With the abolishment of section 21 notices, how and when to use the new and revised grounds under Section 8.
Discrimination: Prohibitions against discriminatory practices in renting.
Higher Housing Standards: Standards for the condition of rental properties.
Darrel, who has trained over 10,000 lettings agents during his career, was an excellent presenter during the evening and delivered an abundance of noteworthy information for those who were in attendance.

The event was open to all, where tickets could be reserved online for free and it was fantastic to see how well received it was, with 98% of the allocated spaces being booked. Several attendees voiced their thoughts on the event, with one Landlord stating, 'I have never seen anything like this in Cumbria before'.
